Lembaga Manajemen Aset Negara (LMAN) memiliki aset gedung kantor yang berada di kawasan Central Business District (CBD) Jakarta Selatan. Gedung tersebut adalah kantor eks Bank Uppindo yang memiliki luas bangunan 9.359 m2 di atas lahan seluas 4.000 m2. Gedung yang dimaksud hanya digunakan 3 (tiga) lantai dari 7 (tujuh) lantai, namun akan dikosongkan pada akhir tahun 2019 dengan sisa umur ekonomis 15 tahun. Hal tersebut mengindikasikan bahwa Gedung Uppindo akan memiliki 100% idle capacity. Adapun pengeluaran gedung meliputi biaya operasional dan PBB dengan total sebesar Rp 270.636.500,- per tahun, namun belum terdapat upaya pemanfaatan. Oleh karena itu, penelitian ini bertujuan untuk mengetahui tingkat kelayakan bisnis coworking space terhadap penggunaan gedung berdasarkan Feasibility Analysis and Study menurut Stavros dan Leticia (2018) dan mengetahui potensi pemanfaatan berdasarkan Mixed Use Development menurut Harbison (2010). Di samping itu, terdapat perencanaan penggunaan coworking space dengan tema scandinavian berdasarkan kriteria collaboration, community, sustainability, openness, dan accessibility menurut Kwiatkowski dan Buczynski (2011). Metode yang digunakan dalam penelitian ini yakni metode deskriptif dengan pendekatan kualitatif dan kuantitatif. Teknik pengumpulan data pada penelitian melalui teknik triangulasi mencakup observasi, wawancara, dan studi dokumentasi. Adapun teknik analisis data yang digunakan yakni metode analisis deskriptif mengenai kelayakan investasi bisnis, rencana penggunaan coworking space, dan potensi pemanfaatan dengan menggunakan pendekatan kualitatif dan kuantitatif. Hasil penelitian menunjukkan 1) Gedung Uppindo layak dioptimalkan menjadi coworking space berdasarkan analisis penggunaan tertinggi dan terbaik; 2) Perencanaan penggunaan gedung dirancang dengan konsep scandinavian berdasarkan karakteristik coworking space; 3) Gedung Uppindo memiliki potensi pemanfaatan dengan konsep mixed use building melalui pengembangan hotel dan cafe. Pemanfaatan tersebut dikelola melalui kerjasama pemanfaatan dengan mitra. Kata kunci: kelayakan investasi, coworking space, potensi pemanfaatan.

Government Property Management of Indonesia (LMAN) has an office building asset located in South Jakarta (Central Business District) CBD area. The building is the former office of Bank Uppindo has an area of 9,359 m2 building on an area of 4,000 m2. The building is used only 3 (three) floors from 7 (seven) floors, but will be cleared by the end of 2019. It indicates that the Uppindo building has 100% idle capacity. The building expenses include operating costs and the United Nations with a total of Rp 270,636,500,-per year, but there is no effort to use. Therefore, the research aims to determine the level of business feasibility of coworking space against the use of buildings based on Feasibility Analysis and Study according to Stavros and Leticia (2018) and to know the potential utilization based on Mixed Use Development according to Harbison (2010). The concept of coworking space that is run in optimizing the assets of Uppindo building implements Scandinavian theme based on collaboration, community, sustainability, openness, and accessibility criteria according to Kwiatkowski and Buczynski (2011). The method used in this research is a descriptive method with a qualitative and quantitative approach. Data collection techniques on research through triangulation techniques include observation, interviews, and documentation studies. The data analysis technique used is a method of descriptive analysis of business investment feasibility coworking space and utilization potential using qualitative and quantitative approaches. The results show 1) Uppindo building deserves to be optimized as coworking space based on the highest and best usage analysis; 2) building's layout planning with Scandinavian concept based on the characteristics of coworking space; 3) Uppindo Building has potential utilization with mixed use building concept through hotel and cafe development. The utilization is managed through the joint operation with the management partners. Keywords: investment feasibility, coworking space, potential utilization.
