Pasar Gegerkalong merupakan Pasar Rakyat yang beralamat di Jalan Gegerkalong Tengah, Kelurahan Gegerkalong, Kecamatan Sukasari, Kota Bandung, Jawa Barat, 40153, dengan luas areal 2965 m2. Berdasarkan hasil studi kasus Fadilla (2019), pengukuran kinerja aset bangunan menurut Queensland Department of Housing and Public Works (2017) terdapat lima dimensi kinerja aset yang diukur, yakni Appropriateness, Statutory Compliance Risk, Effective use, Environmental Impact, Social Significance. Berdasarkan Appropriateness atau kesesuaian, Pasar Gegerkalong tidak sesuai dengan kapasitas ideal ruang dagang. Pasar Gegerkalong belum memiliki zonasi perdagangan di dalam pasar. Pasar Gegerkalong belum terdapat papan informasi mengenai pasar. Koridor di dalam Pasar Gegerkalong mengalami penyempitan. Fasilitas di dalam Pasar Gegerkalong tidak sesuai dengan persyaratan yang seharusnya. Kondisi Pasar Gegerkalong memiliki beberapa kerusakan struktural. Pasar Gegerkalong memiliki umur yang melebihi umur ekonomis. Berdasarkan Statutory Compliance Risk, terdapat banyak pendirian warung di area pasar yang menyebabkan kurangnya area hijau. Berdasarkan Environmental impact, Pasar Gegerkalong tidak memiliki tempat pengolahan air limbah. Drainase yang terdapat di Pasar Gegerkalong tidak terpelihara dengan baik. Tujuan dari proyek ini adalah untuk menghasilkan rancangan redevelopment aset Pasar Gegerkalong berdasarkan SNI Pasar Rakyat 8152:2015. Redevelopment meliputi empat aspek di dalamnya, yakni redevelopment of circulation paths, redevelopment of open spaces, redevelopment of shops layout, dan redevelopment of facilities. Data dan sumber data yang digunakan adalah jenis data primer dan sekunder dengan teknik pengumpulan data wawancara, observasi, dan studi dokumentasi. Hasil dari proyek ini yakni melakukan pembongkaran dan membangun ulang aset Pasar Gegerkalong sesuai dengan SNI Pasar Rakyat 8152:2015. Fasilitas layanan yang akan dibangun di Pasar Gegerkalong yakni mencakup kantor pengelola, toilet/kamar mandi, ruang menyusui, CCTV, ruang peribadatan, ruang bersama, pos kesehatan, pos keamanan, area merokok, ruang disinfektan, area penghijauan, pos ukur ulang, tempat sampah, dan keselamatan dalam bangunan. Pembangunan ulang Pasar Gegerkalong perlu mengeleuarkan biaya sebesar Rp.7.775.278.589,00. Kata Kunci: Rejuvenasi, Aset, Redevelopment, Pasar Tradisional, SNI Pasar Rakyat 8152:2015.

Gegerkalong Market is a Traditional Market located at Jalan Gegerkalong Tengah, Kel. Gegerkalong, Kec. Sukasari, Bandung City, West Java 40153, with an area of 2965 m2. Based on the results of the Fadilla case study (2019), performance measurement of building assets according to the Queensland Department of Housing and Public Works (2017) there are five dimensions of measured asset performance, namely Appropriateness, Statutory Compliance Risk, Effective use, Environmental Impact, Social Significance. Based on Appropriateness or suitability, Gegerkalong Market is not in accordance with the ideal capacity of trading space. Gegerkalong Market does not yet have trade zoning in the market. Gegerkalong Market there is no information board about the market. The corridor inside the Gegerkalong Market has narrowed. The facilities inside the Gegerkalong Market are not in accordance with the requirements that they should. Gegerkalong Market conditions have some structural damage. Gegerkalong Market has an age that exceeds the economic age. Based on Statutory Compliance Risk, there are many stalls in the market area that cause a lack of green areas. Based on Environmental Impact, Gegerkalong Market has no wastewater treatment plant. Drainage in Gegerkalong Market is not well maintained. The purpose of this project is to plan the redevelopment of Gegerkalong Market assets based on the Pasar Rakyat SNI 8152: 2015. Redevelopment includes four aspects, namely redevelopment of circulation paths, redevelopment of open spaces, redevelopment of shops layouts, and redevelopment of facilities. Data and sources used are primary and secondary data types with interview, observation and documentation study data collection techniques. The result of this project is to demolish and rebuild Gegerkalong Market assets in accordance with SNI Pasar Rakyat 8152: 2015. Service facilities that will be built in Gegerkalong Market which include management offices, toilets / bathrooms, nursing rooms, CCTV, worship rooms, shared rooms, health posts, security posts, smoking areas, disinfectant rooms, reforestation areas, re-measuring posts, trash bins and safety in buildings. The rebuilding of the Gegerkalong Market resulted need to pay a fee of Rp.7.775.278.589,00. Keywords: Rejuvenation, Asset, Redevelopment, Traditional Market, SNI Pasar Rakyat 8152:2015.
